Phase 5/6/7 Project Overview

 

The Powhatan Point Riverfront Resort Phase 5/6/7 Project Plan referenced below, represents the follow-on development for the downtown riverfront properties as reflected in the long term revitalization planning.  The Powhatan Point Riverfront Resort Phases 5/6/7 describes the redevelopment and construction of the: (a)  Phase 5 = RP-8/9/Park Riverfront Resort Apartment Complex and Downtown Park Area Projects; (e)  Phase 6 = RP-13/14 Riverfront Resort Energy/Native American Museums/Fountain Centerpiece; and (f) Phase 7 = RP-12 Riverfront Resort Energy Office Complex Project.

 

It offers the community a game-changing development, while providing its property owners and investors a significant financial, aesthetic, and functional benefit.   More specifically, it exploits the current gas boom housing demand to meet initial hotel/housing occupancy requirements and maximize short-term ROI, which further establishes a foundation for a long-term resort revenue generator. The Powhatan Point Revitalization Association (PPRA) has initiated the feasibility research, concept development, and financial analysis to assess implementation and planning for the short and long term project goals.  The Projects represent a phased redevelopment plan of the downtown waterfront district guided by applying mixed land use with retail, gas/oil energy office, luxury apartments, and energy/Native-American museums under a central historic and cultural arts theme.  Combined with scenic and recreational attributes the development would create a long term  attractive resort destination site.

Phase 6 = RP-13/14 Riverfront Resort Energy/Native American Museums/Fountain Centerpiece Projects

The Phase 6 Project represents a key cultural arts element to the community's legacy theme regarding the: energy exploration/production of coal, oil and gas energy; and early life as a Native-American Shawnee village identity and later visit of the village by George Washington's during his Ohio River exploration.  The subsequent example for the museum reflect the historical theme and general architecture suggested for the construction of a three story 90' x 90' footprint structure (24,300 sqft).  Level 1 will be utilized for storage//restoration/maintenance/delivery-trash/recycling pickup services in a flood protected sealed area.  Level 2/3 are utilized for offices/exhibits/video presentation room.

 

Each museum structure will be dedicated for either area Energy Legacy/Current for Coal/Oil/Gas or the Native-American Legacy.

 

Between the buildings an interconnect park with fountain/sculptures/seating to create an aesthetic vision and environment for visitors of the museums and downtown residents.

 

 

 

 

Phase 7 = RP-12 Riverfront Resort Energy

Office Complex Project.

The Energy Office Complex RP-12 Project Plan described herein, offers Energy subdivision, a dedicated facility to serve its needs centered within its Southeastern Ohio/West Virginia operations.  The building architecture would be developed to Energy interests, although we are suggesting that it blend with the proposed Riverfront Resort Development historic and cultural arts theme with a renaissance facade, as suggested by Figure 1.  This would be enhanced by a platinum green rating for energy efficiency and benefits from reduced utility costs, modular construction, configurable offices and energy/tax credits.   The facility is located on Main Street with a Captina Creek waterfront view, providing an environmental friendly location.  Energy relocated staff will also benefit from the larger redevelopment plan of the downtown waterfront district which would provide 700+ luxury apartments, retail services and an inviting pedestrian friendly riverfront resort environment.
